Bangalore is notorious for high security deposits — often 10 months' rent. Here is why deposits are so high, what the law says, and proven strategies to negotiate a lower amount.

Why Are Bangalore Deposits So High?

If you have rented in other Indian cities, Bangalore's security deposit norms can come as a shock. While Mumbai and Delhi typically ask for 2-3 months' rent as deposit, Bangalore landlords routinely demand 6-10 months.

This practice has historical roots. Bangalore's rental market grew rapidly with the IT boom of the 2000s, and landlords discovered that high deposits served as both financial security and a tenant filter. Over time, it became the norm — even though there is no legal requirement for such high amounts.

What Does the Law Say?

The Model Tenancy Act, 2021 (adopted by Karnataka in 2023) recommends capping security deposits at 2 months' rent for residential properties. However, this is currently a recommendation, not a strictly enforced ceiling. In practice, the deposit amount is negotiable between landlord and tenant.

The law does clearly state:

  • The deposit must be refunded within 30 days of vacating (after adjusting for legitimate damages)
  • The landlord cannot make arbitrary deductions
  • Normal wear and tear is not grounds for deduction

    Strategies to Negotiate a Lower Deposit

    1. Offer Longer Commitment

    If you can commit to a 2-year lease (instead of the standard 11 months), many landlords will accept a lower deposit. A longer tenancy reduces their vacancy risk, which is their primary concern.

    2. Provide Strong Documentation

    Landlords ask for high deposits partly because they cannot easily verify tenants. By proactively providing your employment proof, previous landlord references, and KYC documents, you demonstrate reliability and reduce perceived risk.

    3. Offer Post-Dated Cheques or Auto-Pay

    Setting up an automatic bank transfer or providing post-dated cheques for rent gives the landlord confidence in timely payments, making them more open to deposit negotiation.

    Deposits are more negotiable when:

  • The property has been vacant for 30+ days
  • It is the lean rental season (April-June, when IT hiring is slower)
